Assume you bought a property a few years ago for $150,000 and have recently sold it for $250,000. This makes your capital gain $100,000. At 28 percent, the capital gains tax on $100,000 would be $28,000. This means you are left with only $222,000 to purchase new investment real estate. However, if you avoid capital gains taxes by doing a 1031 exchange, you would have $250,000 to purchase new investment real estate.
